PESEL UKR status and a mortgage: what are my options?

With PESEL UKR alone, only a few banks will consider a mortgage. Here is what you can do to improve your chances.

The PESEL UKR status confirms temporary protection for Ukrainian citizens. It is a legal basis for staying in Poland – but for mortgage purposes most banks want more.

How banks see PESEL UKR

  • Most banks require a residence card (temporary or permanent). The special status alone is usually not enough.
  • A few banks are more flexible and accept documents valid on the application day – availability changes often, so it is worth checking the current offers.

How to improve your chances

  1. Apply for the CUKR card. Available since May 2026, valid for 3 years and accepted by most banks like a temporary residence card.
  2. Document your income. An employment contract with salary paid to a Polish account is the strongest proof.
  3. Build a credit history. A small credit card used responsibly and repaid on time helps the bank assess you (see our article on BIK).
  4. Save a higher own contribution. 20% instead of 10% makes the application stronger and cheaper.
