Can I get a mortgage with a temporary residence card?

A temporary residence card (karta czasowego pobytu) is accepted by most Polish banks – but each bank has its own rules on how long it must still be valid.

The short answer is yes. The temporary residence card is the most common document foreigners use when applying for a mortgage in Poland.

What banks look at

  • Remaining validity. Many banks require the card to be valid for at least 12 more months on the day you apply. Some only require it to be valid on the application date.
  • Basis of the permit. Cards issued for work, family reunification or running a business are generally fine.
  • PESEL number. Most banks expect you to have one.

Banks that only accept permanent residence

A few banks lend only to people with a permanent residence card or the EU long-term resident status. If you have a temporary card, those banks will not appear as available in our calculator – that is normal.

Higher own contribution in some banks

Some banks ask temporary residents for a 20% own contribution instead of the usual 10%. Plan your savings accordingly.

What to do if your card expires soon

If the card is valid for only a few more months, it is usually worth applying for the next permit first. The stamp confirming that your application for a new permit is in progress is rarely enough for banks.
