Can I get a mortgage with a temporary residence card?
Yes. Most banks accept a temporary residence card; many want it to be valid for at least 12 more months, some only on the day you apply. A few banks lend only to permanent residents.
What is the CUKR card and does it help?
Since May 2026, Ukrainian citizens with PESEL UKR status can apply for the 3-year CUKR residence card. Most banks treat it like a temporary residence card, which opens far more offers than PESEL UKR alone.
Does B2B or my own business count as income?
Yes, usually after 12 months of running the business (some banks want 24), documented with your tax returns.
How much do I need to have saved?
Usually at least 10% of the price plus purchase costs. With less than 20%, banks add a small margin until you pay down to 80% of the value. Some banks ask temporary residents for 20%.
Can I use income from abroad?
