Family Housing Loan (Rodzinny Kredyt Mieszkaniowy): a mortgage without own contribution

The Family Housing Loan is a programme under which Bank Gospodarstwa Krajowego (BGK) guarantees the part of the loan you would normally cover with your own contribution.

How it works

  • The guarantee covers the missing own contribution – up to 100,000 zł.
  • You can buy a flat or house without the usual 10–20% of savings.
  • The programme runs until the end of 2030.
  • It is offered by selected banks only.

Who it's for

The programme is aimed at people buying their first home. Additional benefits are linked to having children. Conditions (including requirements about the residence status of foreigners) are set by the programme and the banks offering it.

Things to consider

  • You still need money for purchase costs (notary, taxes, fees).
  • A loan without own contribution means a higher loan amount – and higher interest in total.
  • Your creditworthiness must cover the full amount.

Is it for you?
