Banks want the loan repaid before you turn 70–80. What this means if you're 45 or 55 – and how to keep the installment manageable.

The maximum mortgage term in Poland is usually 30–35 years. But banks also look at how old you will be at the end of the loan.
The age limit
Most banks require the loan to be repaid before the borrower turns 70–80 years old, depending on the bank.
Example: you're 50, the bank's limit is 75 → maximum term 25 years, even if the offer allows 35.
What a shorter term means
- higher installment,
- lower creditworthiness (the same income supports a smaller loan),
- lower total interest.
How to work with it
- choose a bank with a higher age limit,
- add a younger co-borrower – some banks calculate the term from the younger borrower's age,
- increase your own contribution to lower the loan amount,
- consider a fixed rate, which may give a higher maximum loan.
