Typical timeline

Stage Time
Checking options and choosing a bank 1–7 days
Collecting documents 1–2 weeks
Credit assessment and valuation 2–4 weeks
Mortgage decision and agreement 1–2 weeks
Notary deed and payout a few days to 2 weeks

In total: usually 4–10 weeks, depending on the bank and your preparation.

What slows things down

  • missing documents or translations,
  • a residence card that expires during the process,
  • a valuation lower than the price,
  • changes of job during the process,
  • holiday periods.

How to speed things up

  • get a pre-assessment of creditworthiness before choosing the property,
  • prepare documents in advance (see our checklist),
  • agree a realistic date in the preliminary agreement – allow at least 6–8 weeks.

Primary market

With a developer, payments are usually made in tranches as construction progresses, and the final deed is signed after completion.
