Property valuation (operat szacunkowy): what it is and why it matters
The bank lends against the value of the property – and the value is set by a valuer, not by the price you agreed.

Before granting a mortgage, the bank needs to know how much the property is worth. This is done by a certified property valuer.
Who orders it
Usually the bank orders the valuation (you pay a fee, typically 400–800 zł). Some banks accept a valuation ordered by you from their list of approved valuers.
Why it matters
- The bank calculates the loan-to-value (LTV) from the valuation, not from the price.
- If the valuation is lower than the price, your own contribution effectively has to be higher.
Example: you agreed to buy for 600,000 zł, the valuer says 570,000 zł. With 80% LTV the bank lends at most 456,000 zł instead of 480,000 zł.
How to avoid surprises
- Ask for a valuation early, before paying a large deposit.
- Prepare documents: floor plan, land register number, information about renovations.
- Compare the price with similar flats in the area.
Primary market
For new flats the bank often values based on the developer's documentation and updates it after completion.
