Documents checklist for a mortgage application (for foreigners)

A complete list of documents banks usually ask for – so you can prepare everything before you apply.

Preparing documents early can save weeks. Exact requirements differ between banks, but this list covers most cases.

Identity and residence

  • passport,
  • residence card (temporary, permanent or CUKR) – check its validity,
  • PESEL number,
  • sometimes a registration of address (zameldowanie).

Income – employment contract

  • employment contract,
  • employer's certificate of income (form from the bank),
  • bank statements showing salary payments (usually 3–6 months).

Income – own business / B2B

  • business registration (CEIDG),
  • tax returns (PIT) for the last year(s),
  • certificates of no tax and ZUS arrears,
  • contracts with key clients, bank statements.

Property

  • preliminary agreement (umowa przedwstępna) or developer agreement,
  • land and mortgage register number,
  • floor plan, valuation documents,
  • for new flats: the developer's documentation.

Other

  • own contribution confirmation (bank statement),
  • existing loan agreements (if any),
  • marriage certificate or property regime agreement (if applicable).

Translations

Documents in foreign languages usually need a sworn translation into Polish.
