When budgeting for a flat, many buyers forget about one-off costs. Here's the complete list.
Taxes
- PCC 2% – tax on civil law transactions, paid on the secondary market. Exempt when you buy your first home.
- On the primary market (from a developer) there's no PCC – VAT is already included in the price.
Notary
- Notary fee – the maximum amounts are set by regulation and depend on the price; for residential units the maximum is halved. Plus 23% VAT.
- Extracts of the deed – usually a few hundred złoty.
Court fees (land and mortgage register)
- 200 zł – entry of ownership,
- 200 zł – entry of the mortgage,
- 100 zł – opening a new register (often with new flats).
Bank costs
- Property valuation – usually 400–800 zł,
- Commission – 0% in many offers, up to 1.5–2% in some,
- Insurance – property insurance is required; life insurance is sometimes part of the offer.
Other
- Estate agent – typically 1.5–3% + VAT on the secondary market,
- Renovation and furniture – often the biggest "hidden" cost.
